Acreage, building lots, and farmland around Winchester and the northern Shenandoah Valley.
Most of the land listed with a Winchester address actually sits out in Frederick County, since the city itself is small and mostly built out. That’s good news if you want room: you’ll find everything from single building lots near town to larger parcels with orchard and pasture history west of I-81.
I grew up in Northern Virginia and I’ve bought investment property myself, so I look at land the way a builder would. What will it cost to get power, water, and a driveway to the spot you want the house? That number matters as much as the list price.
Before you fall for a view, I check three things on any raw lot: whether it has a passing perc test or an approved septic design, how water gets to the site (well or public), and what the zoning actually allows you to build. In Virginia, the health department handles septic approvals, and a lot without one can take months to sort out. I’d rather you know that before you write an offer than after.
