The Plains: A Closer Look at This Fauquier County Village

The Plains is a small, historic village in Fauquier County’s horse country, close enough to I-66 for a realistic commute but shaped far more by its surrounding farmland than by the highway.

The Plains sits in the middle of open countryside in Fauquier County, not far from Marshall and Middleburg, in an area known for horse farms and conservation land rather than subdivisions. The village itself is small, with a handful of historic buildings at its core surrounded by much larger properties.

I-66 is close enough to make a commute toward Gainesville or the wider DC area realistic, but it’s a longer drive than from closer-in Loudoun or Fairfax County communities — that distance is part of what keeps this area as open as it is. For anyone working more locally in Fauquier County, that tradeoff doesn’t apply at all.

Housing in and around The Plains ranges from historic homes within the village itself to larger-acreage properties on the surrounding land, which is a different kind of inventory than the typical suburban subdivision found closer to DC. Lot sizes and property character vary much more here than in a standard planned neighborhood.

When I’m working with a buyer interested in The Plains, I spend real time on well-and-septic questions and any conservation easements that may apply to a given property, since both are common outside the village core and can affect what you’re able to do with the land. I also compare in-village homes against outlying acreage separately, since they really are two different markets.

Whether you’re drawn to The Plains for the village itself or for the surrounding land, or you already own here and are thinking about a sale, I’m glad to go through the current market with you directly — real numbers, not predictions.
